Breathing Easy: What Home Buyers and Sellers Should Know About Radon
EPA has added a new visual tool to its radon toolbox. The video satisfies a long-standing need for a short visual educational tool on how to best include radon in residential real estate transactions. With a bit of light humor, the video covers the basics, including radon science, the lung cancer risk, home inspection, building a new home radon-resistant, testing and fixing a home, disclosure, state radon offices, hotline and web resources, and key radon numbers, e.g., EPA's action level and the U.S. indoor and outdoor averages. The primary audiences are home buyers and sellers, and real estate sales agents and brokers. Home inspectors, mortgage lenders, other real estate practitioners, and radon services providers will also find the video helpful. Single copies of the video are free from IAQ-Info (1-800-438-4318) in VHS format [ask for (EPA 402-V-02-003) (TRT 13.10)]; copies in CD-ROM and DVD formats will also be available soon.

We realize most people find it difficult to understand radon; a colorless, odorless, inert radioactive gas. You cannot see it, smell it, or feel it; yet we cannot completely avoid breathing radon. There is about 0.35 pCi/L of radon in the outside air we breathe. Understanding the risks associated with radiation exposure is even more perplexing. I hope reading this article, will enable you to make an informed decision about the radon levels measured in your house.

Section 1. WHERE DOES RADON COME FROM? Radon comes from the natural radioactive decay of radium and uranium found in the soil beneath the house. The amount of radon in the soil depends on complex soil chemistry, that varies from one house to the next. Radon levels in the soil range from a few hundred to several thousands of pCi/L. General Questions General Questions What is radon? Radon is a radioactive gas. It is colorless, odorless, tasteless, and chemically inert. Unless you test for it, there is no way of telling how much is present. Radon is formed by the natural radioactive decay of uranium in rock, soil, and water. Naturally existing, low levels of uranium occur widely in Earth's crust. It can be found in all 50 states. Once produced, radon moves through the ground to the air above. Some remains below the surface and dissolves in water that collects and flows under the ground's surface. Radon has a half-life of about four days - half of a given quantity of it breaks down every four days. When radon undergoes radioactive decay, it emits ionizing radiation in the form of alpha particles. It also produces short-lived decay products, often called progeny or daughters, some of which are also radioactive. Unlike radon, the progeny are not gases and can easily attach to dust and other particles. Those particles can be transported by air and can also be breathed.

What is the NRSB?

UI study finds residential radon exposure poses a significant lung cancer risk
IOWA CITY, Iowa Long-term exposure to radon in the home is associated with lung cancer risk and presents a significant environmental health hazard, according to a study led by researchers at the University of Iowa College of Public Health. The Iowa Radon Lung Cancer Study, funded by the National Institute of Environmental Health Sciences, included investigators from the UI, St. John's University in Collegeville, Minn. and the University of Kansas. The results are published in the June 1 issue of the American Journal of Epidemiology. From 1993 to 1997, the researchers studied 1,027 Iowa women 413 who were newly diagnosed with lung cancer and 614 "controls" ages 40 to 84 who had lived in their homes for the past 20 years or more. The women studied in both groups included smokers as well as nonsmokers. Women were studied because they typically have less occupational exposures to substances that may cause lung cancer, and historically have spent more time in the home. The researchers found that close to 60 percent of the basement radon concentrations for both the lung cancer cases (study participants with lung cancer) and the control group (participants without lung cancer) exceeded the U.S. Environmental Protection Agency action level for radon of 4 picoCuries per liter (pCi/L). The researchers found that 33 percent of living areas for the lung cancer cases, and 28 percent of the living areas for the control group, exceeded the EPA's action level of 4 pCi/L.
